Today we want to discuss an important topic: termite policy. I have Scott from Adam’s Pest Control with me to go over everything you need to know about homeownership and termites.
So Scott, why should you get a termite policy as a homeowner?
In Arkansas, you are required to have a termite policy to qualify for a loan. The little pests are so common in our state, it would make sense to get one even if it wasn’t required.
What happens if the buyer finds termite issues when inspecting a property?
Most of the time, the seller is required to pay for it as per their termite policy. It’s hard to give your buyer credit since the termite policy usually requires the seller to take care of any issues. Any active termite issues must be resolved before closing.

Is it safe to buy a house that has been treated for termites?
For the entire 15 years that I’ve been in the business, the state’s termite policy has been active. That means pretty much every home in Arkansas has been treated for termites at some point. I can assure everyone that termite treatment is completely safe.
How much does treatment typically cost?
It can range anywhere from $1,500 to $10,000, depending on the damage. If you catch it early, it will probably be on the lower end of the spectrum. Of course, preventative maintenance costs less than even the cheapest treatment.
